PLEASE TAKE NOTE: Ballard Point Condominiums were first built as apartments AND not condos! Also, before becoming Ballard Point, the apartments were known as Greenwood Apartments and were built in the late 1960âs and NOT in the 1970âs! I know! I visited Greenwood Apartments back in 1970 and all units in all 7 buildings were being rented out! If a realtor tells you otherwise you are being lied to. You can verify this at the Maine Township office in Des Plaines. I have lived at Ballard Point since 1975 when they were still apartments. They went condo in 1983 and it was a beautiful place to live. Well kept, beautiful pool that was always packed with condo owners during the summer. Never had to call management and complain about a thing. Now all that has drastically changed! The place has been neglected so long that I now consider it âGhettoâ! The board doesnât care about anything any longer! They are above their quota for renters which is totally unfair to us who own our condos! They even allow section 8 at Ballard now. There are rules & regulations that are no longer enforced by EPI Management, Safe Property Management nor the current Board of Directors!! The board is not living up to its responsibilities of taking care of the common property. Streets that havenât been repaved in over 20 years with big holes everywhere. There is no longer a pool. Just a big hole filled with either green rotting water or frozen water in the winter. There will never be a beautiful pool again. Big cracks in it. Graffiti on the building walls that I have to report to the Cook County building inspector. I could write volumes about how terrible this once beautiful condo complex has become. And this is just the outsideâŚthe inside of the seven buildings are just as bad. Walls havenât been painted in over 20 years. Same washers & dryers in the basement for over 20 years. No tuckpointing done. You have to ask a maintenance guy to clean something; they just donât care about anything now except their big Union paychecks! I blame the board of directors for all of this neglect! I am paying a high assessment already and for what? Absolutely nothing! It breaks my heart to have watched a beautiful condo complex turn into a ghetto. And when you report a violation, they look the other way and never take responsibility. EPI Management, Safe Property Management and the Ballard HOA do nothing to take care of this complex. RunâŚjust run. You donât want to live here. The HOA doesnât even want to clean the filthy carpeting in all the building hallways; only the filthy carpet in front of the elevators! Anything to neglect these buildings even more. Union maintenance staff that canât even clean a window! They walk right by the windows with blinders on! Dead bushes at the entrance to my building that I have asked repeatedly to be removed and replaced AS PROMISED BY THE HOA but I am once again ignored. If you buy a condo here at Ballard, you will regret it for years to come. It continues to get worse here every year. There is so much negligence happening and if you email EPI Management Co. or go to a board meeting to complain, you are told we donât want to hear about it by the board members and then you are accused of HARASSMENT by them. They will cut off all communication with you so they can stop you from complaining about the terrible conditions of the common property. This way they donât have to clean, repair or fix anything! They can get out of their responsibility of taking care of the common property.
