We started renting a one-bed flat in Parkhaus with my partner in July 2023 and have really enjoyed living here even with its challenges. As one of the first residents in this new build, we did face initial issues, like occasional interruptions to water and some snagging problems. However, these issues have become increasingly rare and quicker to resolve over time.

As a result of coming in early we’ve seen the development grow and thrive. The development offers a fantastic sense of community, and we love having a park right on our doorstep.

This autumn, we decided to take the next step and purchased a flat. We feel really happy with our choice! As for us the area has everything we could ask for: a wonderful community, swimming pool, yoga classes, gyms, cafes, local restaurants, and even beauty salons nearby.

It’s a vibrant and welcoming place, and we’re excited to see it continue to flourish. Here’s to many happy years ahead in Parkhaus! <3

I have just vacated Parkhaus after living there for 18 months. The first few months were difficult, I felt the managing agents were poor and Citidwell who managed my flat, were slow. There were also plenty of teething problems in the flat so I was very frustrated. However, over the last 9 months or so new managing agents have taken over and seem to be on the ball. The flat’s teething problems were solved and some good commercial tenants like the corner cafe or the hairdressers have added to the development. Giving 4 stars as the first few months were chaotic but the last few months were good so well done on getting them solved..

I hear PARKHAUS had no heat and hot water on Boxing Day... thank god we're staying with my parents... it must really suck to be there...

*Update. ANOTHER 24h without water, hot water, heating as they fix another leak… and no, tenants aren't compensated... all we get is bottled water from Tesco...

We rent a flat here.

Anyone writing a flattering review has not.

Quite nice modern design. Looks luxury but isn’t. Next to a train track. Poorly executed. Poorly finished. Poorly managed. Not worth the money they are asking. Nothing but troubles from day one. Doors falling off. Mirrors falling off. Alarms going off. No water. No hot water. Dirty windows. Endless construction. Awful communication. The Landlord Citidwell do not reply to emails. Or are rude and patronising. The owners Union Development just gaslight / don’t care.. 24h Concierge hours reduced to only week days. Doesn’t feel safe. The pool closed end of summer and still not open in the spring. The Christmas lights made the place look so cheap. If you complain they say then move out? We’re moving out end of contract. Neighbours all very nice though. 😉

June Update: The Pool is finally open, but the Management now want to impose ridiculous restrictions, including a Face ID Turnstile to use it and charge ÂŁ10/day for guests?!... such a joke. Not worth it.

July Updates: This place is unbelievable…
As last summer, The Management have again failed to manage the residents waste collections, a Lift is broken, the Lower Ground Floor Waste Room is now overflowing and teeming with flies and stench?!

*UPDATE.
The first Tenants who have recently understandably moved out are now having terrible trouble getting their deposits returned... (which is every renters nightmare). Citidwell are either typically unresponsive, or are attempting to make deductions for stains and damage to flooring that already existed or is understandable considering the flooring is pretty much “untreated balsa wood” that dents or stains if you look at it.

OMG. This place is unbelievable... They are now threatening to charge us for Hot Water... Backdated?! WTH?!

OMG! After a weekend where over a dozen residents had their bikes stolen from the so called “Bike Store”! Some Tenants are now getting Rent increase demands from the landlords as high as 13%!? This place is literally criminal…

Parkhaus now offers wellness mornings every Friday which is great for local residents. So great for people living alone to have a community on site! The space is so spacious and they have great local businesses on site which makes it an enjoyable morning out. Looking forward to more outdoor activities to come in the space

If you ever think of living there, avoid at ALL costs. The building looks good from the outside but it is a total disaster. I visited my friend over the weekend and he had no water.. he told me it was the 6th time it happened over his tenancy.. among the many issues he experienced. Landlord wants to increase the rent while he’s completely ignoring all the complaints. It’s a rip-off!!

The freeholder has installed a turnstile system with facial recognition technology to the resident swimming pool. They have also brought in a system requiring guest passes which they admitted was partly brought in as a revenue generation initiative. All of this was installed without resident consultation. I have shared my concerns around this facial recognition technology with the freeholder and management agency:
- how it is a disproportionate solution to a problem that has never existed
- how there are significant risks in how our biometric data will be held
- and how I would never consent to this being the single option for gaining access to a pool that I pay for through my service charge

However, these concerns have been ignored and residents have been told that they do not care about our concerns. They are covered legally and that is all they care about. Again, resident concerns do not seem to matter to the freeholder. Again, they do not consult residents before significant changes to services. It is exceptionally disappointing and I sincerely hope they change their tune and start respecting residents.

I planned working from my friends place at parkhaus, but constant works in the building made it nearly impossible, then internet stopped working, apparently because a contractor drilled a hole and snapped a cable. It took days to get resolved. Looking back, the building looks nice but my friend’s flat finishes and building maintenance felt poor

I revisited Parkhaus last week, loved it. It’s now a community within a community. Food, coffee, offices, flats, swimming pool and well-being units all built around a central boulevard.
